DPC bridged by external ground or paving levels

    What it looks like

    Rising damp and tide marks on internal walls next to paths, patios or raised borders; skirtings and plaster deteriorate at floor level.

    Why it happens

    External ground, screed or paving finished level with or above the damp proof course, so moisture bypasses it into the masonry above.

    What it costs if it is missed

    Rising damp in the finished dwelling, decorative failure and a warranty claim that usually requires the external surface to be lowered and made good.

    How to inspect for it

    Measure from finished external level to the top of the DPC at several points around the plot, including where paths meet thresholds. Record the smallest reading.

    How to prevent it

    Set out external levels from the DPC, not the other way round. Where a level threshold is needed, design a drainage channel and a proprietary threshold detail rather than raising the ground.
