    Everything that has to be right before the first trade starts: access, welfare, setting out, and how materials are stored so they are still fit to use when they are needed.

    A badly set up plot costs money every week it runs. The three things that decide whether a plot runs cleanly are access that stays usable in wet weather, a setting-out reference that is independently checked, and storage that keeps materials dry and off the ground. Hardcore haul routes and a stoned-up compound stop plant churning the formation you are about to build on. Site clearance should remove vegetable topsoil and any deleterious material from the footprint, and any fill placed under a future slab should be recorded — depth, material and compaction — because you will be asked for it later. Materials suffer more damage in storage than in use. Bagged cement, plasterboard, insulation and joinery all need cover and a raised, level base. Bricks stacked in mud will show efflorescence and staining that no amount of cleaning fixes.

Set the compound, welfare and storage areas away from the drainage runs and the crane oversail. Establish the wheel wash and the haul route before the first muck-away lorry, and photograph the plot before clearance so pre-existing damage and levels are on record.
