Fire resistance of a wall separating dwellings

    60 minutes

Applies to the wall and to its junctions with floors, roofs and external walls

A wall between two homes is a compartment wall and has to hold back fire for a set period, junctions included.

    Basis in regulation

How to check it on site

Check the junction detail at the roof line and at every floor, not just the wall build-up.

    Common failure

Cavity or void at the wall head left unsealed, so the rated wall stops short of the roof covering.

Effective from 22 August 2026. Last updated 23 August 2026. This is our editorial summary of publicly available regulation, not building control approval or a warranty determination.
