    Levels, thresholds, drainage and access finished as designed, the compliance paperwork complete, and the customer handed a home that works and a demonstration of how to use it.

    External works decide two things that are hard to fix later: whether water runs away from the building, and whether the approach is actually accessible. Paving laid to the wrong level either drowns the threshold or breaches the DPC — both are common, and both are dug up. Falls should run away from the dwelling to a gully or a permeable area, with the DPC kept clear above finished level and the accessible threshold upstand within the permitted limit. Check gullies, channels and the drainage of the driveway itself, not just the roof water. Handover is a document exercise as much as a physical one. Certificates, test results, warranties and the home user guide should be assembled as the build proceeds, and the demonstration should cover heating, ventilation, controls, isolation points and the water efficiency measures fitted.

Assemble the handover pack as the build closes: electrical and gas certificates, air test and water efficiency calculations, commissioning records, warranties and the home user guide. Book the customer demonstration with enough time to actually walk the controls rather than hand over a folder at the door.
