Clear opening of an escape window
0.33 m² clear openable area, at least 450 mm in both height and width, with the bottom of the opening 800–1100 mm above floor level
First floor and loft rooms served by an escape window
Unobstructed opening area and dimensions required of a window used for escape or rescue, and the height of its opening above floor level.
Basis in regulation
How to check it on site
Measure the clear opening with the sash fully open — restrictors, frames and opening gear all reduce it. Check the cill height against finished floor level, not screed level.
Common failure
A window that meets the area on paper but not once the frame section and hinge type are counted.
