    For closed panel timber frame and structural insulated panels (SIPs), the lowest timber element must be positioned at a minimum of 150mm above the finished ground level. This height can be reduced to 75mm where the site has good drainage and low water table conditions. Damp-proof courses (DPCs) are essential beneath all sole plates of external walls and internal partitions to prevent moisture migration from the ground.

    Check that the lowest timber members are at the correct height above finished ground level and DPCs are correctly installed beneath sole plates.

    Common failure

    Insufficient clearance from ground level or missing/defective DPCs can lead to dampness and rot in timber elements.
