    What a construction snag list is, and what it needs to prove

    A snag list is the running record of defects and unfinished work on a development — cracked plaster, a missing mastic run, a door that binds, a soil vent pipe left unsealed. On most UK sites it starts life as a notebook or a WhatsApp thread and ends up as a spreadsheet somebody rebuilds the night before a valuation. That works right up until somebody disputes when a defect was found, who was responsible for it, or whether it was ever put right.

    The difference between a note and a record is evidence. A snag entry that carries a photograph, a timestamp, GPS coordinates placing it on a specific plot, the trade it was allocated to and a closing photograph is something you can hand to a warranty provider, a building control inspector or a customer care team eighteen months later and have it stand up.     Snagging is not separate from your NHBC key stage inspections — it is what the inspection produces. Items picked up at foundations, superstructure, pre-plaster and pre-CML all land on the same list, and at handover that list becomes the pre-completion inspection and then the customer care history for the plot. Keeping one record across those phases is what stops the same defect being found three times by three different people.
