What a construction snag list is, and what it needs to prove
A snag list is the running record of defects and unfinished work on a development — cracked plaster, a missing mastic run, a door that binds, a soil vent pipe left unsealed. On most UK sites it starts life as a notebook or a WhatsApp thread and ends up as a spreadsheet somebody rebuilds the night before a valuation. That works right up until somebody disputes when a defect was found, who was responsible for it, or whether it was ever put right.
The difference between a note and a record is evidence. A snag entry that carries a photograph, a timestamp, GPS coordinates placing it on a specific plot, the trade it was allocated to and a closing photograph is something you can hand to a warranty provider, a building control inspector or a customer care team eighteen months later and have it stand up.
