Second fix: what good looks like
Stairs, doors, guarding, sanitaryware, ventilation and electrics installed to the dimensional rules that are checked at completion — and protected until handover.
Second fix is where most of the measurable compliance sits. Stair geometry, guarding heights and gaps, door clear widths, escape window openings, ventilation rates, safety glazing and hot water temperature are all numeric and all checked at completion. The trap is that these are set much earlier. A stair that does not comply was ordered wrong at first fix; a bedroom window that fails the escape opening was specified at plan stage. Check the numbers against the actual product on delivery, not on the day the inspector arrives. The second theme is protection. Everything installed at second fix is finished goods, and the damage that appears at handover is almost always caused by the trades that followed.

Measure the stair opening and the finished floor levels before the stair is delivered, and check the rise, going and headroom against the actual finishes rather than the bare structure. Confirm escape window sizes and safety glazing positions against the schedule on delivery. Confirm the ventilation strategy and that the extract rates specified can actually be achieved through the duct runs installed — a long flexible duct with three bends will not deliver the rate on test. Agree protection: floor coverings, door protectors, stair treads and a plot lock-up regime before the first item is fitted.
